Homes and affordable housing

Around 80 homes are proposed, and half of them would be affordable. The current proposals include 24 homes for social rent and 16 shared ownership homes. Social rented homes would be let at below-market rents to eligible households, and shared ownership would allow eligible buyers to purchase a share of their home and pay rent on the remainder. Affordable homes would be located in different parts of the development and built to the same external quality as the homes for market sale.

The mix currently includes 11 five-bedroom, 31 four-bedroom, 23 three-bedroom, 8 two-bedroom and 8 one-bedroom homes, with adaptable homes also being explored for people whose needs may change over time.

New public green space

The northern part of the site is currently private and not generally accessible. The proposals would open it to the public, with new walking routes, a children's play area, an orchard reflecting a feature that historically formed part of the site, extensive wildflower grassland and improvements to the existing woodland.

Long-term management of the green space, play facilities and drainage infrastructure has not yet been agreed. We are considering how these would be maintained and funded, and no decision has been made for the parish council to take responsibility.

Space for wildlife

Ecological surveys are informing the proposals, and measures would be put in place to protect and mitigate impacts on protected and notable species during construction and once the development is complete. Bird and bat boxes would be included on every new home.

Getting around

Vehicle access would be from Brookfield Road. A possible connection towards the lane by the railway is being explored for pedestrians and cyclists only, and is not proposed as a second vehicle entrance.

Chosen Hill School and the nearest bus stops are within a short walk of the site, while shops, primary schools and other services are further away. A Transport Assessment is examining the traffic the homes would generate, including at school times, and the cumulative effect alongside other development proposed around Churchdown.

Flood risk and drainage

Homes are kept away from the part of the site most affected by flood risk. The northern area would instead provide green space, planting and sustainable drainage, so that surface water can be managed safely without increasing flood risk elsewhere. A pumping station would be needed because of the site's levels, and the final foul drainage solution will need to be agreed with the water company.

The homes themselves

The proposals use homes from Wain Homes' Ascend range, with architecture and materials developed to reflect the local character of Brookfield Road. The homes are designed with energy efficiency in mind, including high-quality insulation and low-carbon technologies such as solar panels, air source heat pumps, EV charging points and smart heating systems.

What happens next

No planning application has been submitted. Wain Homes expects to submit one to Tewkesbury Borough Council in November 2026, after reviewing consultation feedback and completing the remaining technical work. The council would then consider the application and run its own statutory consultation, which is separate from this one.

Indicative plans, layouts and illustrations are for illustration only and do not represent the final design. All proposals are subject to planning permission and may change.
